The South Atlantic States Property is approximately 29,965 acres located in Florida and Georgia. The Florida property, totaling 14,872 acres, is comprised of multiple tracts located in five counties in the eastern panhandle of Florida. The Georgia property is 15,093 acres located in Stewart and Clinch Counties.
The investment strategy for the property includes even age management of high-quality pine plantations utilizing intensive forest management practices including chemical site preparations, weed control treatments, fertilization and periodic thinnings to accelerate timber plantations. Short rotations of 25 to 27 years on pine plantations provide for cash flow to meet operational expenses and cash distributions. South Atlantic States received American Tree Farm Certification in 2010.
Timber markets in the region are deep and well established. These operations include large and small sawmills, OSB mills, plywood mills, pulp mills, pellet manufacturers and renewable energy producers. Significant demand and value for recreational properties in the Florida panhandle is expected to increase which will benefit the property.
